Your Downtown Austin High-Rise Specialist
I'm Jacob Hannusch, and I help people buy, sell, and lease condos across downtown Austin's skyline. I live here, I work here, and I know these buildings inside and out.
I grew up in Smithville, a small town about 45 minutes east of Austin. Population around 4,000. The kind of place where you know your neighbors and run into someone you know at the grocery store every single time.
That's still how I live. Just vertically now.
I studied electrical engineering at Texas A&M and spent five years in the field. First as a flight control engineer at Lockheed Martin, working on fighter jets: schematics, control logic, testing. Then as a field applications engineer, helping consumer electronics companies design our sensor technology into their products from early concept through production. That second job is where I realized I liked the people side more than the circuits.
I got my real estate license in 2020. I started as a generalist and soon realized I was missing something. The engineer in me wanted to go deep on one thing and actually master it. Downtown Austin was the obvious place. One square mile, all vertical. Small enough that I could actually learn every building, complicated enough that I never got bored. My main focus has been this square mile ever since.
I live downtown, and I chair my building's social committee. I walk to the grocery store, to the coffee shops where the baristas know my order, to the trail a block from my door. I run into neighbors in the elevator and friends on walks I didn't plan to take. That doesn't happen the same way in a suburb, and it's a big part of why I chose this neighborhood and why I've stayed. Explore the downtown neighborhoods I cover.
What I know about downtown comes from living here, not from just studying it. I know which floors in which buildings hold protected views and which buildings have a special assessment on the horizon. Tracking what's coming is the part I like most. I follow permit filings and can tell you where downtown is heading and what's planned for most blocks, from the projects breaking ground to the ones stuck in permitting to the ones that are still just a rendering on a developer's site. When a client asks what's being built two blocks over and what it means for their resale, I'm answering from years of watching this exact market. I share what I'm seeing every other week in my newsletter.
Most of my clients are experienced people making a significant decision. Empty nesters trading the suburbs for something more connected. Founders and executives who want a home that matches how they actually live. People relocating from out of town who need someone to orient them fast and tell them the truth. A lot of them are after the same kind of place. A lock-and-leave home they can shut the door on for a month with no yard to mow and no maintenance to worry about. They've done their homework, and they want to work with someone who's done more. They're not looking for a salesperson. They want a straight read on what's real.
That's what I'm here for.

What downtown dwellers say about working with Jacob
Jacob was my realtor on my downtown Austin purchase. If you're looking for a hustler, look no further. I have been doing real estate investing for the last 20+ years and have met over 200 realtors. Jacob is in the top 1%. I also like his niche focus on downtown condos. He can tell you more about any condo than any other realtor I know.
Jacob did an outstanding job finding my high-rise property that was completely off-market. His deep market knowledge, persistence, and strong network allowed me to secure a rare opportunity that never hit the public listings. I highly recommend Jacob to anyone looking for a skilled, proactive realtor who delivers exceptional results.
Jacob represented me in a purchase of a downtown Austin condo. He knows the downtown Austin condo market well. He showed me the data on prior sales in an easy-to-understand format with charts, graphs, and trends. He organized an afternoon of viewing 7 different properties in 3 buildings with a variety of floor plans and views, so that I could have a better idea of what I wanted. When my offer on “the one” was met with fierce competition, Jacob called the listing agent to “humanize” me, and the seller subsequently accepted my offer over all the others. In our due diligence, we discovered some risks that were not fully disclosed by the seller and the HOA. Jacob dove deep into the litigation documents with me and made numerous phone calls to obtain information to assuage my concerns. Long after closing, he is still a great resource for me.
Working with Jacob was an absolute pleasure from start to finish. He is an outstanding realtor who truly goes above and beyond for his clients. No matter when we had a question, Jacob was always available and incredibly responsive. What really sets Jacob apart is his approach: he is incredibly personable and never makes you feel rushed, taking all the time needed to ensure you're comfortable. At the same time, he is highly data-driven. He doesn't just guess; he brings solid market research and analytics to the table so you can make informed decisions. If you want a realtor who combines genuine care with sharp market expertise, Jacob is your guy!
Working with Jacob was one of the best decisions I made when investing in a condo downtown. His understanding of the market is on another level—he didn't just show me listings, he broke down the data behind each building, from price trends and floor plan value to future development impacts. I never felt rushed or sold to; he genuinely wanted me to make a smart, long-term investment. What stood out most was how prepared and proactive he was. He had answers to questions I didn't even know to ask and helped me see the bigger picture beyond just the unit. If you're looking to buy or invest downtown, I can't recommend Jacob enough. He's the real deal.
Frequently Asked Questions
Who is Jacob Hannusch?
Jacob Hannusch is a downtown Austin real estate agent with MODUS Real Estate who specializes in downtown high-rise condos, helping people buy, sell, and lease across the skyline. A Texas A&M-trained electrical engineer before he was a realtor, he pairs an engineer's eye for the numbers with a resident's read on the downtown lifestyle. He's been licensed since 2020 and lives downtown himself.
What makes Jacob different from other Austin real estate agents?
Most agents cover all of Austin. Jacob covers one square mile. He tracks 30+ downtown condo buildings -- floor plans, which way each unit faces, and how they price against each other -- and backs every recommendation with what has actually sold, not guesses. His clients consistently point to that mix of hard numbers and honest, no-pressure guidance in their reviews.
How long has Jacob been selling downtown Austin condos?
Jacob has been a licensed Texas real estate agent since 2020. After a short stint as a generalist, he made downtown Austin high-rise condos his main focus and has specialized there ever since.
What downtown Austin buildings does Jacob cover?
Jacob covers the downtown high-rise condo market end to end -- 30+ buildings across 9 downtown districts, from Rainey Street and the 2nd Street District to Seaholm and the Market District. Browse every building he covers on the condos page.
What areas do you specialize in?
Downtown Austin high-rise condos are my main focus. Rather than spread across all of Austin, I go deep on one square mile. You can explore every building I cover on the condos page.
What does the buying process look like?
It starts with a conversation about what you're looking for -- budget, lifestyle, views, walkability. My job early on is to narrow all of downtown down to what's actually possible for you. I have the whole market mapped -- which buildings fit, which floor plans face which direction (morning light, afternoon heat, or the sunset over Lady Bird Lake), and where downtown is trending -- so you're buying into the right block, not just the right unit. From there we tour the ones that make the cut, and I guide you through offer, negotiation, and closing.
How is buying a condo different from buying a house?
Beyond the standard process, condos involve HOA dues, building rules, and shared amenities. I dig into the paperwork -- special assessments, insurance structure, the fine print -- so you know exactly what you're buying into before you close.
What's the market like right now?
The downtown condo market shifts constantly. I publish market data and analysis every other week in my newsletter. Check the Field Notes page or subscribe to get it in your inbox.
Why a downtown specialist instead of a general agent?
A general agent might sell a house in Pflugerville one day and a condo downtown the next. I live this market every day. I know which floors have protected views, which buildings have upcoming assessments, and how pricing compares unit to unit. That specificity matters when you're making a six- or seven-figure decision.
Do you help with selling and leasing too?
Yes. Whether you're selling, leasing out, or looking for a lease, I can help. My building-level knowledge means I can price your unit accurately and market it to the right people.
