Is the downtown Austin market still dead?

Comparing the first half of each year, demand is slowly rebounding to pre-pandemic activity. There are similar trends with days on market, failed listings, and overall listings. You can find similar graphs on my latest mid-year report.

STAY IN THE LOOP

• Developer extends site plan for another year - plans for a potential 37 story high-rise are still alive at the corner of 5th and Red River. The lot between the Hilton and Esthers Follies will be redeveloped sometime in the future.

• New residential project coming to “dirty 6th” - permits filed for demo on entire block at 6th and Red River. Construction to start by end of year. Expect big changes around the convention center and 6th street over the next few years.

• The downtown YMCA redevelopment takes the next step - planned unit development application submitted to the city. The plan calls for a new YMCA center, 750 market-rate condo units across three towers and 90 affordable rental units.
