Mortgage rates dipped below 6% last week, its lowest since 2022. Downtown pending sales are up 182% year-over-year and purchase applications have posted positive gains every week of 2026. Buyer demand has ticked up to start the year.

• Our hearts are with the victims of the West 6th Street shooting - 3 people were killed and 14 others injured in a shooting outside Buford's on W 6th St. APD and EMS were on scene within a minute. The investigation is ongoing. Click on the link to learn how to support and donate.

• SXSW returns March 12–18 in a new format - with the convention center under construction, the festival is condensed to 7 days with all programming (music, film, innovation) running simultaneously. Expect "themed neighborhoods" across downtown instead of a central hub.

• Project Connect awards $60M design-build contract - Austin Rail Constructors (Stacy Witbeck + Sundt) gets the first phase. ATP CEO says pre-construction activity will hit the field soon, with full construction starting 2027 with ridership still on schedule for 2033.
