Downtown Austin's condo market picked up steam in Q1 2026. Units are moving nearly twice as fast as last year with more deals getting done. Prices have come down, but that's what's driving the activity. This tracks with what I'm seeing on the ground with more buyer conversations, busier open houses, and deals closing once sellers meet the market.

STAY IN THE LOOP

• Rezoning approved for old Teacher Retirement Systems building - we could see some changes to this lot at 1000 Red River soon as the site, though nothing has been disclosed. Something to keep our eyes on.

• Intel joins Elon’s Terafab as a partner - big silicon valley players are starting to show signs of collaboration with this project. Reminder, this project was announced last month in the historic Seaholm Power Plant.

• Main water line break repaired - the break flooded the intersection of 6th and Red River. Officials have not said what caused the break or how many people may have been affected.
