• Active: 104 days on market at $809/SF

• Failed: 125 days on market at $837/SF

• Closed: 83 days on market at $670/SF (41 days when sold at/above list)

Notably, 60 of 68 sales over the past three months closed below list at 91% of original asking.
It’s a reminder that well-positioned units create urgency, while overpricing leads to slower absorption.
